MODIFICATION REQUEST FORM

Instructions​

All requests must be emailed and submitted to mksecor@yahoo.com.

 

The Architectural Review Committee (ARC) reviews applications for exterior alterations to properties. The purpose of the ARC is to assure residents that the standards of design in Brechin Park will be maintained.

Please keep in mind that you have an affirmative responsibility to maintain your home and property in a clean, tidy and well-maintained condition. Further, before you can make any modification to any exterior part of your home or on your property including tree removal, you must first do the following:

 

1. Obtain prior approval from the Brechin Park Board of Director’s by submitting a completed modification request form along with sketches, photos and all required documentation to mksecor@yahoo.com. Proposed changes must be submitted at least 30 days in advanced of any proposed construction. 

 

2. Please always refer to the Brechin Park Covenants and Design Guidelines for additional architectural standards. If you do not have a copy of the governing documents, please click the button above to view the CC&Rs. 

 

3. If you make any type of exterior modification to your home or on your property, including tree removal, before receiving Board approval, sanctions including fines may be applied to your account. The HOA will implement a fine of $250 for failure to begin a modification without prior submission and/or approval from the board. 

Common modifications listed below. Please submit, as a minimum, all the items listed.
 
Patio, Walkway, Garden, Exterior Landscaping: Site plan showing location, size, materials, plants/trees to be added/removed.
 
Exterior Decorative Objects, Statues, Lighting, Etc.: Description, pictures, sketches, planned location.
 
Playhouses: Site plan showing location, drawings/sketches including dimensions (limited to 100 sq. ft.), materials, paint color.
 
Swimming Pool: Picture or drawing of pool, dimensions, site plan showing location, landscape plan, fencing, colors, lighting.
 
Fencing: Picture/drawing of fence showing dimensions, construction details such as method of anchoring posts, cross beams (facing away from street), materials, color (natural or painted), site plan showing location. Chain link fences are not permitted. Outbuilding/Detached
 
Garage/Shed or Building Addition: Drawings including dimensions, appearance, materials including roof materials, colors, a site plan showing location, permits as required. Buildings must match architectural style of home.
 
Exterior Building Alterations Including Paint: Color chips, if different in color than current, description/sketch of areas affected. Windows and
 
Doors: Pictures or drawings of windows and doors to be installed, locations, colors.
 
Roof Replacement: Materials and colors to be used.
